I would love to share my learning with the world.<\/em><\/p>\n<h3 name=\"d7f5\" id=\"d7f5\" class=\"graf graf--h3 graf-after--p\">Property Documents<\/h3>\n<p name=\"43e1\" id=\"43e1\" class=\"graf graf--p graf-after--h3\">Following are the most crucial documents that you need to have for your property (or a property that you want to buy).<\/p>\n<h4 name=\"69eb\" id=\"69eb\" class=\"graf graf--h4 graf-after--p\">Title deed<\/h4>\n<p name=\"ead3\" id=\"ead3\" class=\"graf graf--p graf-after--h4\">A document <strong class=\"markup--strong markup--p-strong\">entitling<\/strong> the property to an <strong class=\"markup--strong markup--p-strong\">owner<\/strong>. The most important document for any property. Without this, property is government\u2019s.<\/p>\n<h4 name=\"6a60\" id=\"6a60\" class=\"graf graf--h4 graf-after--p\">Completion certificate<\/h4>\n<p name=\"f0f6\" id=\"f0f6\" class=\"graf graf--p graf-after--h4\">A document confirming that a building, house or project has been completed, in compliance with the existing regulations and submitted floor-plan. It precedes an occupancy certificate.<\/p>\n<h4 name=\"5a97\" id=\"5a97\" class=\"graf graf--h4 graf-after--p\">Occupancy certificate (alias Possession Certificate)<\/h4>\n<p name=\"8d9e\" id=\"8d9e\" class=\"graf graf--p graf-after--h4\">A document confirming that a property is ready to be occupied. Applicable for <a href=\"http:\/\/bbmp.gov.in\/documents\/10180\/508731\/Occupancy+Certificate.pdf\/7594b496-bf6d-4cfe-b0b1-b6a96e320991\" data-href=\"http:\/\/bbmp.gov.in\/documents\/10180\/508731\/Occupancy+Certificate.pdf\/7594b496-bf6d-4cfe-b0b1-b6a96e320991\" class=\"markup--anchor markup--p-anchor\" rel=\"noopener noreferrer\" target=\"_blank\">certain<\/a> residential complexes, viz. buildings<\/p>\n<ul class=\"postList\">\n<li name=\"17db\" id=\"17db\" class=\"graf graf--li graf-after--p\">consisting of more than one basement floors<\/li>\n<li name=\"4ec8\" id=\"4ec8\" class=\"graf graf--li graf-after--li\">consisting of more than five floors<\/li>\n<li name=\"e1c0\" id=\"e1c0\" class=\"graf graf--li graf-after--li\">has a development plan approved by BDA (hence, all builder flats)<\/li>\n<\/ul>\n<p name=\"1f10\" id=\"1f10\" class=\"graf graf--p graf-after--li\"><em class=\"markup--em markup--p-em\">Occupancy certificate is now a mandatory requirement for securing A Khata for apartments.<\/em><\/p>\n<h4 name=\"51bf\" id=\"51bf\" class=\"graf graf--h4 graf-after--p\">Encumbrance Certificate (alias No Encumbrance Certificate)<\/h4>\n<p name=\"fba7\" id=\"fba7\" class=\"graf graf--p graf-after--h4\">An NOC document ensuring that there are no encumbrances, i.e., outstanding loans\/charges on the property.<\/p>\n<h4 name=\"03b7\" id=\"03b7\" class=\"graf graf--h4 graf-after--p\">A Khata\u200a\u2014\u200aB\u00a0Khata<\/h4>\n<p name=\"027a\" id=\"027a\" class=\"graf graf--p graf-after--h4\">Type of accounts (registrations) issued by BBMP for the purpose of property tax. It simply means that if you want to pay the tax for a property, you can quote the account and do so.<\/p>\n<p name=\"e3d8\" id=\"e3d8\" class=\"graf graf--p graf-after--p\">The most common cause for a property being a B Khata is that the construction has not been according to the sanctioned plan, or BBMP has not yet verified it.<\/p>\n<h4 name=\"fc9e\" id=\"fc9e\" class=\"graf graf--h4 graf-after--p\">Share certificate<\/h4>\n<p name=\"6fab\" id=\"6fab\" class=\"graf graf--p graf-after--h4\">Only applicable in case of a co-operative society, when the society issues share certificates to owners of the flats. An outgoing member transfers his shares to buyer signifying transfer of ownership of the flat.<\/p>\n<h3 name=\"5271\" id=\"5271\" class=\"graf graf--h3 graf-after--p\">Miscellaneous<\/h3>\n<h4 name=\"74a4\" id=\"74a4\" class=\"graf graf--h4 graf-after--h3\">Akrama-Sakrama<\/h4>\n<p name=\"c0cf\" id=\"c0cf\" class=\"graf graf--p graf-after--h4\">A BBMP scheme to ensure easy conversion of B Khata properties to A Khata, by simply paying a nominal penalty for the construction and sanctioned plan differences. The scheme officially ended in March 2016.<\/p>\n<p name=\"3b60\" id=\"3b60\" class=\"graf graf--p graf-after--p\">The conversion is still possible if all the required documents are there. This scheme was more like a VDS for income tax. To regularise properties with a penalty.<\/p>\n<p name=\"492c\" id=\"492c\" class=\"graf graf--p graf-after--p\">The scheme has never been approved by the courts as a legal option.
