This is a tax paid to the state government that gives your property deal legal standing. You pay this fee to get stamp papers of appropriate value from the state&#8217;s revenue department. Stamp Duty is calculated on the value which is the maximum of the Property Value under Sale Deed or the Guidance value.<\/p>\n\n\n\n<p>The Stamp duty charges are quite simplified in Karnataka where there is no differentiation based on Gender, Joint ownership etc but even then the charges vary based on several factors as its dependent on guidance value of the property. Guidance value are dependent on number of factors including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>&#8211; <em>Type of property<\/em> (like Apartments vs Individual houses)<\/li>\n\n\n\n<li>&#8211; <em>Age of Property<\/em><strong> <\/strong>(new launches vs decade old apartments).<\/li>\n\n\n\n<li>&#8211; <em>Amenities in the property<\/em><strong> <\/strong>(has swanky club house? more value)<\/li>\n\n\n\n<li>&#8211; <em>Location of the property <\/em>(Rural, Urban, Prime centers, Regulatory zones like SEZ).<\/li>\n\n\n\n<li>&#8211; <em>Infrastructure around the property <\/em>(Connectivity to other parts of the city, proximity to landmarks etc.)<\/li>\n\n\n\n<li>&#8211; <em>Demand and Supply of the property <\/em>(like metro project announcement, spikes the demand).&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>In this article we are elaborating Stamp Duty for Conveyance Deed for residential properties. Surcharge is 2% for properties within BBMP limits and 3% for properties outside of it. Cess is flat 10% of Stamp Duty charges. So in all, it works up at 5.6% for properties within BBMP limit and 5.65% fo properties outside BBMP limits.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">For All Other Properties<\/h4>\n\n\n\n<p>For Non-Resale properties, the Stamp Duty varies based on value, which is shown as below:<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td><strong>Property Value Range<\/strong><\/td><td><strong>Stamp Duty Rate<\/strong><\/td><\/tr><tr><td>Up to \u20b920 lakh<\/td><td>2%<\/td><\/tr><tr><td>\u20b920 lakh to \u20b945 lakh<\/td><td>3%<\/td><\/tr><tr><td>Above \u20b945 lakh<\/td><td>5%<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>On top of this, there are some additional charges:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Cess: <\/strong>10% of the duty for properties above \u20b935 Lakhs in the urban areas. Rural areas are exempted of this charge<\/li>\n\n\n\n<li><strong>Surcharge: <\/strong>Additional 2% is charged on the duty for properties under BBMP limits and 3% for areas outside of it, which are above \u20b935 Lakhs.<\/li>\n\n\n\n<li><\/li>\n<\/ul>\n\n\n\n<p>This brings the overall Stamp Duty to 5.6% for properties in Urban areas and 5.65% for properties in rural areas which are more than \u20b945 Lakhs. You\u2019ll need to pay this before registering the property, usually through the government\u2019s Kaveri Online portal. Once paid, you\u2019ll receive an e-stamp certificate that\u2019s used during registration.<\/p>\n\n\n\n<p><strong>Some sample calculations:<\/strong><\/p>\n\n\n\n<p>Rakesh is buying premium flat of \u20b960 Lakhs in Indiranagar, he has to budget \u20b93.36 Lakhs for stamp duty charges which area as follows:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u20b93,00,000 : For 5% Stamp Duty (on property value)<\/li>\n\n\n\n<li>\u20b930,000 : For 10% Cess (on Stamp Duty)<\/li>\n\n\n\n<li>\u20b96,000: For 2% surcharge (on Stamp Duty)<\/li>\n<\/ul>\n\n\n\n<p>Mukesh is buying resale flat of \u20b930 Lakhs in whitefield area, he has to budget \u20b91.68 lakhs for stamp duty charges which area as follows:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u20b91,50,000 : For 5% Stamp Duty (on property value)<\/li>\n\n\n\n<li>\u20b915,000 : For 10% Cess (on Stamp Duty)<\/li>\n\n\n\n<li>\u20b93,000: For 2% surcharge (on Stamp Duty)<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Registration Charges: Making It Official<\/strong><\/h3>\n\n\n\n<p>Once the stamp duty is sorted, registration is the next step.
