We had a very good experience dealing with Settlin in Selling our Property, an Apartment. It’s Team of Professional Officers did a a very good job handling all matters A to Z from the Date of Signing a Memorandum of Understanding till the Closure of the Sale Deal. Their systematic and professional approach on a step by step basis in arranging all required Documents such as the Certificate of Khatha, Encumbrance, Legal Opinion etc. etc. follow ups with all concerned Parties and timely guidance helped us stay relaxed right through the process. They were pretty receptive to our concerns and requests and spared no pains in addressing the same. We are happy to recommend Setlin as the First Choice for Sellers & Buyers. Some Suggestions to further enhance their expertise in the Sale / Purchase of Properties for the benefit of the Sellers / Buyers as follows: 1. Develop and keep updating an Area wise Statistics (on a Quarterly basis) of Properties of Different Sizes, Sold and Bought with Time Frame of Deals Closed. This Feed Back shall help the Sellers to Price their Properties in line with the Market Trend besides helping the Buyers to make the right choice. 2. Enhance Automatic Feed Back to Sellers on Market Response to their Listed Properties instead of waiting for their follow ups.

We approached Settlin few months ago for property sale. They tried but could not get it sold for few months. They found 1 buyer in January and this buyer liked property. Entire sale process got completed in 1.5 months that too smoothly and hassle free. Credit goes to Settlin for doing all research and making process light for both parties.

We bought our first flat via Settlin. As a first time buyer , we had numerous thoughts and anxiety. Settlin, took care right from visiting till the registration entire process. Sureka in arranging visits , Divyank for negotiation and Vineeth as E2E coordination. Vineeth's patience, understanding and continuous support are highly commendable. We have purchased our first property in Bangalore through Settlin's Platform. The most appreciable thing about settlin is, sales team are very kind and Co-operative in nature to explore many properties which are suitable to us and also very prompt & particular to visit the properties. Every visit of property Different Settlin’s executives came at particular locations on time, and they help very nicely to visit the properties. I think it’s excellent service settlin offering in this space across market which I think no one offering currently is real estate space and would like to thank Vishal & Rishikesh for helping a lot to finalise the property. From legal team, Ramitha has been pretty cooperative throughout the process especially when it came to sale deed execution, Stamp duty process & TDS payment process of the property. Area where Settlin need to improve is TAT of of the processes and the legal service. Comparing the quality of legal scrutiny report received from Settlin with bank legal report which my bank has done from a law firm I find that in this aspect Settlin can improve by having consultations with the professional real-estate lawyers who do legal scrutiny as per bank’s standards so no need to do 2-time reports to buyers. Also need to review different TAT of process of sale agreement, legal report and refund of booking amount which can help buyer and seller to execute transaction as soon as early. Apart from these, my overall experience has been good, and can repeat transactions with Settlin in future.
