I purchased a flat through Settlin and I will definitely recommend Settlin to you in case you're planning to purchase a resale flat. My interactions were primarily with Uday for the entire transaction and it was super smooth and he was on top of it always. I am not so aware of the real estate processes generally. I've always found all the govt office related tasks super difficult. Uday was always there to explain to me the documents needed and the finer details when it comes to filling out forms etc when necessary.. Settlin was immensely helpful when it came to having the Agreement , sale Deeds etc made for the purchase. All the legal clauses etc which were needed were taken care of for me so that I am not at loss because of anything. They even helped me with the loan process by connecting me to the loan contact from the Bank I chose (SBI). Documents pick up/drop, everything taken care of. The commission they charged (0.5%) was not a worry for me given the help I've found in them.

Doing property transactions when you are remote isn't easy normally. The Settlin.in team has beat all my expectations and has been extremely professional, clean and straightforward from the first day of our interaction all the way through the closure and the excellent follow-up even after sale/registration to ensure everything is addressed and answered. Zero glitches throughout, this shows the amount of experience this team has in dealing with property sale from both buyer and sellers perspective. The team went above and beyond in connecting me with so many other services (tax payment, khatha transfer, TDS exemption consultation and foreign remittance. I have no words to say their passion and commitment, especially Uday with whom I have been working from the very beginning. Would highly recommend Settlin.in incase you have a related need. I was quite apprehensive when I entrusted Settlin with selling my apartment. My doubts were mostly fueled by my absence in Bangalore, their high fee, compared to what other similar agents charged, and my previous experiences in attempts to sell my flat. However, right from the key handing over process, till the registration of the sale, the process was very professional and hassle free. They were able to find a buyer in less than 6 months! The way the settlin team handled the entire process, the way they communicated each step, and how they took the sale process to completion was totally justifying their fee. They were very helpful in terms of getting the legal opinion done, procuring missing documents etc. They even helped me deposit the settlement DD to my bank account, as I had to leave early from the SRO office. I would like to call out Bhushan who coordinated the key handover, unnamed sales guys who showed the flat to the prospective buyers, Darshan who coordinated the sale, and last but not the least, Vineeth who coordinated the Registration process and took the whole proceeding to closure. I would recommend Settlin to anyone who wishes to sell their property in Bangalore.
